The short answer
Yes, but be honest about why. Aluminium windows rarely return their cost rand-for-rand as a line item on a valuation. What they do is make the home sell faster, show better, and avoid the price chip that tired steel frames invite. On the West Rand, where a lot of the housing stock still carries original steel, that difference is real.
Where the value actually comes from
Buyer perception. A buyer walking through a home reads the windows instantly. Rusted steel frames, cracked putty, and single-pane glass say “old and needs work” before anyone opens a cupboard. Clean aluminium windows say “looked after”. That perception sets the tone for the whole viewing.
Avoiding the negotiation chip. Buyers and their agents use visible defects to negotiate the price down. Rusting frames are an easy, obvious target. Modern aluminium removes that lever.
Lower running costs. Aluminium does not rust, warp, or need repainting. Steel frames need sanding and repainting every couple of years. Over the time you still own the home, the maintenance you avoid is real money saved, and a maintenance-free home is an easier sell.
Comfort and noise. With double glazing, aluminium windows cut heat transfer and outside noise. For homes near busy roads, that comfort is something buyers feel the moment they walk in.
Where it does not add value
Let us be straight. If your windows are already in good condition, replacing them purely to “add value” before a sale is usually not worth it, you will not recover the spend. The value case is strongest when:
- The existing frames are rusted, warped, or failing.
- The home reads as dated and the windows are part of why.
- You are staying a few more years and will enjoy the comfort and lower upkeep yourself.
What about double glazing specifically?
Double glazing is a comfort and running-cost upgrade more than a pure resale play. With electricity costs climbing, the lower heating and cooling load matters to buyers who are thinking about what the home costs to run. The West Rand picture
Across Krugersdorp, Roodepoort, and Randfontein, a large share of homes were built between the 1940s and 1990s with steel frames that are now well past their prime. In that market, a home with modern aluminium genuinely stands out, because so many of its neighbours have not made the switch yet.
